General description
After the launch last year of Roda Golf & Beach Resort, the Sea
& Sun Resorts Group is launching its second resort project of
houses in a golf course in the region of Murcia: Corvera Golf &
Country Club. Located close to the Carrascoy mountains, the resort
covers nearly 2,100.000 square metres and is situated 15 minutes from
the city of Murcia and 20 from the Mar Menor. The resort will offer
a select range of apartments, houses and villas, availability of several
sports, as well as excellent services to choose from, in a natural
environment.
On a site of about 2.1 square kilometres, Corvera Golf & Country
Club brings a new concept to the architectural styles of golf resorts
in the area, integrating the houses and the golf course within the
surrounding landscape, with the emphasis on green spaces and open-air
activities, whilst respecting residents’ privacy and the enjoyment
of splendid views.
The amount of built-on land will represent only 9% of the whole site.
The planned date for handing over the keys of Phase I houses is the
third quarter of 2007. WATG, one of the most experienced international
resort landscaping companies, will be responsible for the Master Plan
design.
The project will have 1,845 dwellings following two different models
depending on residents’ requirements: two and three-bedroomed
apartments; and villas with two, three or four bedrooms, each on an
individual garden plot of 300 m2 or more.
The competition golf course, designed by José María
Olazábal and IGD, is 18 holes with a 72 par, and 6.793 metres
long. Together with the other projects being developed by Sea &
Sun Resorts, Sam Torrance, ex Ryder Cup captain, will be the Golf
Captain.
Our opinion
Murcia is rapidly beginning to fulfil the wishes of the local regional
authorities, namely to become the focal point for everything golf
within Europe. Ultimately there will be somewhere in the region of
60 courses in this area therefore it is important to carefully consider
which of the planned resorts are likely to have maximum success from
an investment perspective.
Prospective purchasers and rental tenants alike will realistically
have the choice of two different types of resort, those that are part
of a group of 6 or 7 golf courses and of course stand alone resorts.
The appeal of the “resort group” is east to comprehend
due to the abundance of choice of venue and facilities on offer. Many
clients however do not enjoy this mass market appeal and prefer a
stand alone resort which offers a more select and exclusive appeal.
This is the strength of Corvera Golf and Country Club.
The situation of Corvera, is in my mind the most beautiful golf
setting in Murcia and is always remarked upon by any visitor to the
resort. Apart from the aesthetic appeal, the natural beauty will also
lend itself to activities outside of golf such as hiking, mountain
biking and horse riding. This makes it stand out from the competition
and will secure it’s popularity as a resort. In addition, Corvera
will also be literally on the doorstep of the new airport where work
has recently begun. Travelling time from the new airport will be literally
minutes which again will appeal to a great number of people. The road
network is improving markedly which will give access to the Mar Menor
and La Manga area within 15 minutes, allowing visitors to the resort
the choice between peaceful, tranquil country club or a full on holiday
resort experience – the best of both worlds.
There are few if any other stand alone resorts within Murcia that
can offer the same situation, facilities and of course natural beauty
as Corvera Country Club and these reasons will ensure it’s future
success both as a resort and more importantly as an investment property
in the years to come.

Airport
A new airport is being constructed for Murcia at Corvera to cater
for the increase in air traffic to the region and will be 5 km from
this resort and is due to open at the end of 2007/beginning 2008.
The existing airport at Alicante is approximately 45 minutes by car
and San Javier (Murcia Airport) is 15-25 minutes by car. Ryan Air
can also see that this area is taking off providing competitively
priced flights into San Javier airport to make visiting your property
extremely cheap and convenient.
Road Link
A-7 Motorway runs north of Corvera and current access is via the N301
which is due to be improved and extended providing motorway access
to the new airport at Corvera which is only 5km from the resort.
Views
All apartments are frontline to the golf course and the terraces provide
views either across the course or the pools and communal green areas

Beach
The beautiful beaches at La Manga and the Mar Menor are 20 –
30 minutes away by car. Puerto de Mazarron with its blue flag standard
beaches is a little further away at approximately 35-40 minutes.

area
You could hardly describe the region of Murcia as an undiscovered
corner of Spain. Without doubt, Murcia, on the south east corner of
Spain, is the next big thing to hit Spanish tourism and the international
property market. Its undoubted appeal to the tourist and would be
property owner has gone largely unmarked. Until now! The local authorities
have made their intentions clear – Murcia is to become the golfing
capital of Europe.
This is good news all round, for local communities
as well as foreign visitors, because it means that this astonishingly
fertile, temperate and historic area has escaped the mistakes that
have so marred other development areas in Spain.
You can expect no high rise horrors or neon nightmares
here, neither along its 250 kilometres of Mediterranean coastline
(known as the Costa Calida) nor amid its ruggedly beautiful mountains
inland. With more than 300 days of sunshine a year, and an average
temperature of 21 degrees, Murcia’s climate is ideal for the
outdoor life all year round. The region is genuinely unspoiled, and
intends to stay that way.
Murcia is developing fast but with a keen eye to the
long term. Its many area of outstanding natural beauty are strongly
protected, and its archaeological, architectural and cultural heritage
are treasured and preserved. And as low rise sensitively planned developments
burgeon and fit into the varied landscape, the infrastructure to serve
them is already being put sensibly and sensitively in place. Even
the mighty pylons that stride across the fertile plain are scheduled
to be replaced by underground services, leaving the vast skyline enticingly
open.
Murcia is known as the garden of Europe, producing
first rate fresh produce all year round. It’s a cooking enthusiast’s
dream......It’s not just the fleshy artichokes, the unbeatable,
tangy tomatoes and the juicy citrus fruits fresh from the surrounding
orange and lemon groves, but the succulent sea food, freshly caught
in the Mediterranean and the Mar Menor.
The wine too is something special, if less well known
than say Rioja. But the discerning palate will soon make discoveries
such as the excellent wines made in the Jumilla area from the little
known but delicious petit verdot grape. This sprightly red wine is
only one among many to be savoured.
The property prospector needs to be aware of more than
golfing and gourmandising. Some of the best diving in Europe is to
be experienced off Cabo de Palos, some of the best climbing is only
an hour away in the glorious national park of the Sierra Espuña.
There are modern medical facilities throughout the
region and for families who may want to spend long stretches of time
in their Murcian home there are four international schools.
Additional point
Developments are springing up all over the region, subject to strict
planning and quality controls. Density is low and new resorts are
carefully kept apart. Prices right now are modest but seem destined
to rise as the quality of Murcia becomes better known. And as tourism
continues to grow, the opportunities for rental income grow too.
