Investment potential, our opinion
Situated adjacent to the River Segura, the protected forest and dune area and within 200 metres of the glorious beach, these properties are ideal holiday apartments. This is a premier location within Guardamar and one of the least developed areas at this time. Further study of the local town plan will reveal however that a hotel is being built on the site next to La Torre del Faro which will further stimulate tourist trade and perhaps more importantly much of the remaining land is owned by the local council. It has been muted (though not confirmed at this stage) that the plan is to further expand the marina with inlet berths created right next door to these apartments.

The location images alone would be enough to sell the rental potential of these apartments the mid to long term investment potential is very apparent.

The town is already a very popular holiday destination with UK customers though none of the holiday apartments currently being advertised that we could find offered anywhere near the quality of location offered at La Torre del Faro. This area of the town will see the greatest capital appreciation in property prices in our view which is why it is one of the few developments in the town that we are currently prepared to endorse.

Development description
La Torre del Faro is a luxury apartment block consisting of 62 two bedroom apartments, situated in an ideal position to take advantage of the popularity of Guardamar as a holiday destination.

The local Spanish community all use the Guardamar beaches in preference to any of the other local towns and the combination of blue flag beaches, excellent facilities and protected green spaces have contributed to its popularity with overseas visitors in recent years.

The apartments are on 11 levels. The ground floor apartments include a garden and the top level penthouses have large terraces.

The specification is also very good with features such as solid wood doors, fully fitted kitchens, granite work surfaces and fitted wardrobes in the bedrooms. The communal entrance hall and main stairways are finished in marble.

The communal area is very sizeable at over 1200m2 and consists of terracing, adult and childrens’ swimming pools, childrens’ play area and two tennis courts.

Section 4 – The location

Location report profile
The town of Guardamar, with a population of just over 11,000, has historically played the role of guardian of the river Segura.

Located next to the mouth of the river, Guardamar overlooks a long beach bordered by a large expanse of sand dunes covered with pines and eucalyptus. The forest parkland of the Dunas de Guardamar, with over 800 hectares running parallel to the coast, is protected land and one of the most unique scenes on the Costa Blanca.

The dunes are formed from sand deposited by both the river Segura and the sea, and blown inland by the east winds. This natural area is today the main distinguishing feature of Guardamar and it includes the Reina Sofia and Alfonso XIII parks, ideal for a leisurely stroll or for cycling. These are attractive spots for noting the local vegetation and observing the water birds that come to nest in this ecosystem, including herons and other species.

Activities around the restored mouth of the river include fishing, camel rides and the Molino de San Antonio. All the local restaurants offer top-quality prawns and outstanding rice dishes, the pride of Alicante cuisine.

Guardamar offers you every possible water sport such as sailing, windsurfing, water-skiing, underwater diving, canoeing, jet skiing, etc. The Marina de las Dunas at the mouth of the river offers 494 moorings and all the services and facilities of a top-ranking marina. It also offers 2 kilometres of the new navigable river course for small boats, a risk-free place for sea sports.

Guardamar del Segura has extensive sports facilities, the most important being the “Las Rabosas” Sports Centre and the magnificent Municipal Sports Centre, with its Olympic swimming-pool, 3 football pitches, basketball courts, five-a-side soccer pitches, tennis and pelota courts.

Airport Access
Alicante airport is approximately 30 minutes by car and San Javier (Murcia Airport) is 30-40 minutes by car. A new airport is being constructed for Murcia at Corvera to cater for the increase in air traffic. Ryan Air can also see that this area is taking off providing competitively priced flights into San Javier airport to make visiting your property extremely cheap and convenient.

Road Links
A-7 Motorway provides direct link to outskirts of the town or the National N332 coastal road.

Views

Beach
Guardamar del Segura is superb, unspoilt, quiet and very clean just 200 metres away.

Golf Course
Finca Park Golf, the most exclusive golf course in the area is 15 minutes by car (12 km). This course is already being hailed as a superb course rivalling anything that the Costa del Sol has to offer. In a beautiful natural setting this is a fairly long course with established trees and lakes coming into play on many of the holes. La Marquesa is also a quality course within 10 minutes and Villamartin, a championship course and previous host to the Mediterranean Open is within a 20 minute drive.
