Why and how we chose this project?
Our goal at IPS is to locate and research future projects and areas that we believe will offer far better than average returns for ourselves and our clients, offering these projects to our registered client list as soon as they are available, ensuring that we all have the greatest returns possible at the end of the investment term.

This can often involve a long wait from the time that we first discover an interesting project, or waiting for an area that interests us to produce a suitable project. This means that we will usually only be in contact a few times each year and only when we have located a project with sufficient merit, as you, our clients, like ourselves, are mostly looking for one of two new investments per year.

After discovering this project approximately two years ago we have been waiting with great anticipation for its launch. It took a significant amount of time and effort to locate the company behind the scheme and after finding it a lot more patience was required whilst waiting for the project to get underway. The Company did not wish to market without at least the verbal approval of the construction licence, which has now been given and the final piece of paper is expected June /July this year.

As usual we are the first to find the Anna Golf Resort project and we have an exclusive arrangement with the developer for the UK sales of the resort.

We have had to be very patient however; the Spanish government has put the brakes on for new golfing projects, increasing the legislation and adding many new checks and environmental studies. As a result the approval process now moves very slowly.

Why do we like the Anna Golf Resort project?
We strongly believe in the location and the project's inspiration; to create an exclusive, family orientated golf development on the outskirts of Valencia with easy access for commuters. The development site will cover an area of 2 million square metres in total and include around 1300 homes, this is HALF the density of build, in camparison, on a Polaris World project. We also believe that the resort will have strong rental and future resale potential. In addition, one thing that can make a good investment into a great one is good a payment schedule and we have negotiated a superb package with the developer as you will see further on.

Project overview
Golf projects are always popular, not just for golfers, but in many cases purchasers choose golf projects because of the perceived image and status that golf property offers.

Anna Golf Resort is an affordable, exclusive family golf resort for full time living, offering a wide selection of properties from apartments to exclusive, stunningly designed villas.

Anna Golf is aimed primarily at serious golfing families and majority of the targeted clients will be commuters from Valencia, local buyers looking for something exclusive, as well as a proportion of buyers from Madrid moving out or weekending, thanks to the new high speed train that will link the two cities.

An additional 10% approximately is expected from overseas purchasers, either investing in long term rental units, relocating, or else retiring.

Why will it appeal? Because of the location, the project design and the facilities that will be available at the resort as well as its status. The golf resort is located alongside an existing nature reserve area, with picturesque lakes, waterfalls and park area.

The 27 hole golf course will be constructed in three stages. 9 holes will be playable on delivery of the first properties, followed by the second 9 a little while later. The final 9 holes will commence construction when 18 are completed and playable.

The site perimeter will be totally enclosed using materials that will blend into the surrounding countryside whilst controlled with 24 hour security.

A hotel will be included at the centre, offering a wellness centre, spa and conference rooms.

As well as golf, many other sporting activities will be available either on site, or within the local area. On site activities will include tennis, paddle, squash and a well equipped gymnasium. Other facilities available within the complex will include restaurants, shops and entertainment areas.

Also available in nearby Anna town are a medical centre, sports centre, football pitch which is the home of the local team, as well as a recently opened retirement facility. In addition there is a selection of shops, restaurants, 24 hour vet service and local businesses.

Other nearby attractions include the following: horse riding, canoeing, climbing, rappel, caves, cycling, walking, swimming, mountain bike routes, archery, horse and carriage rental or excursions and many local wineries are open for visits and tastings.

The location
The countryside surrounding the small town of Anna is spectacularly beautiful and located near to the City of Valencia, with superb access on the A31. It is just 45 minutes from the city or Valencia’s airport. In addition Alicante is also easily reached which offers an alternative international airport. The resort site is located next to an existing national park and recreation area popular with valencians for picnics and paellas during the summer months.

The nearby town of Xàtiva, situated alongside the A31 is connected to the main rail network, as well as numerous bus services.

Valencia is a rapidly growing tourist destination, not only with the Spanish people but also other Europeans from Italy, United Kingdom, Germany, Belgium and Holland. The choice of Valencia as the setting for major events such as the America's Cup, World Athletic Championships and now a Monaco style F1 Grand Prix to be held in the streets of Valencia, singles out the city as a fashionable venue for other future major product launches and promotions.

What types of properties are available?
We are able to offer you a selection of apartments, townhouses and villas, the 1 bed apartments start at 129,500 Euros and all with a fantastic payment schedule.

Apartments:
These are available with one, two and three bedrooms.

Townhouses:
These are available with three bedrooms, two bathrooms and large gardens.

Detached Villas:
These are available in the following configurations, all with 400m plots. Two bedrooms and two bathrooms, three bedrooms and three bathrooms, four bedrooms and three bathrooms.

Architecturally designed detached villas:
These are available with four bedrooms and three bathrooms with 400m plots.

Selecting your unit
Unusually the developer will not be asking you to select your unit at this stage; you will just be asked to choose the type of property that you require.

The developer will reserve a unit of that type and you will be allocated a place onto the sales list.

When the construction licence is issued before raising the purchase contracts, the final plans will be drawn up incorporating any minor changes that were required.

Purchasers will then be asked to select their units on a first come first served basis before the project goes on general sale.

This is in our opinion a far easier solution as plans can sometimes be subject to changes when the final licence is granted and this will remove any possibility of a poor location.

Payment terms - Schedule of works and payments
For investors there is an excellent payment structure that allows for strong leveraging, in addition also as we are selling pre license so you are locking the purchase price early on and benefiting from capital growth on this extra time.

  • Now: reservation fee payable of 6000€ Euros and selection of the property type required
  • May - July 2008 choose your properties location and payment of 10% minus the reservation fee
  • During the construction period quarterly payments totaling a further 10% up to end 2010. You need not pay any more until completion in 1Q 2011.
  • End 2010 opening of the clubhouse and completion of the first 9 holes, practice areas
  • Early 2011 delivery of the first phase of properties and commencement of works on the second 9 holes Upon completion there is an 80% mortgage from a major Spanish lender.

Price increases
We have been assured that prices will be increasing by around 10%, with immediate effect when contracts are issued in the summer and the resort goes on general sale.

Golf Club Membership
There is a membership option although the course can be played by members, non members with increased rates, as well as players using the course on a pay per game basis.
Golf membership is available and at a reduced rate if ordered with the property and is valid for 50 years. Membership can be transferred with the property. Membership will entitle the owner to reduced annual fees and negligible green fees.

Rental income
There is a small holiday rental market and we expect that this will grow significantly when the resort is opened. Anna itself as a destination appeals more on a weekend away basis, with current rental rates for a minimum stay of two nights averaging 70 to 200 Euros per night dependent on season.

Long term rental rates for commuters to Valencia would be the preferred future market and we expect rates to more than cover the annual ownership costs.
